Application Process

Application Criteria: Before applying; please review our general lease application approval requirements:

  • Income: Applicants must have a gross monthly income that is at least three times the monthly rent.
  • Credit Score: Applicants must have a credit score of 700 or higher.
  • Landlord and Personal References: Applicants must provide complete and accurate references.


Who should apply? All adults who will reside at the property must complete an application. 


Pets:  We may approve your animal(s) (Pets, Support or ESA), provided they meet these criteria:

  • The landlord allows pets in the property.
  • The animal has been screened by our third party pet screening software.
  • It is not too large for the space and/or it is not an aggressive breed.


If your pet is approved, you will need to submit a photo with the applicant. There will be an additional $1,000 security deposit for the first pet and an additional $500 security deposit for a second pet. All pets must have good and complete references.


If you own a Service Animal or an Emotional Support Animal (ESA), we are happy to accept your application. Housing providers are required to consider reasonable accommodation requests for Service Animals and ESAs, and may need to grant changes, exceptions or adjustments to their rules, policies and/or practices concerning these requests. An example of a reasonable accommodation request could be to live with an assistance animal in a community that does not welcome pets or, to accept an assistance animal, without the normal pet acceptance pricing (pet rents, fees, deposits, etc.) and/or without regard to the current prohibited breeds or sizes. Basis for Approval:

APPLICATIONS WILL NOT BE PROCESSED UNTIL ALL FORMS ARE COMPLETED AND REQUIRED DOCUMENTS ARE ATTACHED TO THE APPLICATION.

  • Property Viewing: Applicants must view the property in person before applying. If an applicant cannot see the property, they may appoint an authorized person to view the property on their behalf during a scheduled appointment.
  • Required Documents: Missing documents will delay or halt the application process. The required documents include:
  • Proof of Income: 

>At least two (2) months recent paycheck stubs.

>If recently employed and paycheck stubs are unavailable, provide a copy of the employment agreement or contract.

>Self-employed applicants must submit a copy of last year's tax returns. Bank statements may support income verification but cannot serve as sole proof.

>Additional income sources may include housing benefits, alimony, child support, unemployment benefits, social security benefits, or disability benefits. 

>Applicants must provide documentation to verify these amounts and list them under employer information on the application.

  • Photo Identification: Copy of a valid driver’s license or state-issued ID.


Basis for Declining your application: 

Please be aware that your application may be declined for any of the following reasons:

  • Lease start date is less than five business days from the date of the application or more than 45 days after date of applying.
  • Incomplete or falsified application
  • Missing or incomplete information on application
  • Monthly income below our stated criteria
  • Credit score below 699
  • Evictions within the past seven years
  • Collections of any kind
  • Non-discharged bankruptcies
  • High credit card balances
  • Low daily and end-of-month bank balances
  • Unsatisfactory, incomplete landlord references
  • Unqualified co-occupants
  • Pets in a No-Pets property
  • Too many vehicles if property has limited parking
  • Felony convictions within the last seven years for illegal manufacturing or distribution of a controlled substance, felonies resulting in bodily harm, intentional damage or excessive destruction of property, or arson


Important Note: If your application is not accepted, your application fee will be refunded.
