Rent-Ready Requirements

We believe that a quality property attracts quality tenants so our philosophy is to ensure that a home is so clean that it looks like nobody has ever lived there. Therefore, before we will release a property for rent, it must meet our Rent-Ready standards of habitability, cleanliness and functionality. After all, we only have one chance to make a good first impression.


Additionally, each property must meet the state of California’s Implied Warranty of habitability:

  • All Properties shall be professionally cleaned and free of trash and debris, inside and outside.
  • The HVAC system shall be in good working order and a new filter installed. (Plus a minimum of 2 additional filters shall be left at the property for later use.)
  • All mechanical elements including appliances are operating as designed.
  • All drains shall be snaked clear of debris.
  • Caulking in kitchen and bathrooms shall be clean and free of mildew
  • Doors and locks are all functioning properly.
  • Doors are rekeyed and garage door openers are reprogrammed between tenancies.
  • Windows must open, close, and lock properly and window screens be in good condition.

Our Property Make Rent-Ready Standards

 The following items must be completed before we will advertise a property for rent. It is our checklist of Rent-Ready repairs. While this list is not meant to cover every item,  it does list some of the most important and often overlooked parts of the rent-ready process.


Each home shall be:

  1. Rekeyed and garage door opener motor reprogrammed.
  2. Four (4) keys are required.
  3. Mail Box shall be rekeyed
  4. Professionally cleaned to ‘Hotel Room Clean’ including:
  5. Inside all cabinets in the kitchen and bath
  6. Baseboards free of dust
  7. Soap scum removed from fixtures
  8. All appliances are clean inside and out, and behind.
  9. Light switches and outlets are cleaned
  10. Windows, window screens, and window frames/rails are cleaned
  11. Doors, inside and outside, door frames and thresholds are also to be cleaned.
  12. If there is carpet present, it shall be professionally cleaned and looking fresh. Unless the carpet is in excellent or like-new condition, it should not be older than 5-years old.
  13. All painted surfaces should not have miss-matched color or finish. Satin or eggshell finish on living space walls, semi-gloss in the kitchen and bathrooms. Touch-up work and repainting must be done corner to corner. Paint should not be older than two years old.
  14. All bedroom windows must have vertical or mini-blinds, or curtain rods for tenant installed curtains.
  15. All windows should have window screens
  16. Sliding doors must have vertical blinds and screens
  17. Shower curtain rods installed
  18. Threshold and both sides of all entry doors shall be cleaned.
  19. Bathroom and kitchen P-traps cleaned
  20. Garbage disposal is working and free of odor
  21. All light switches and outlets must be clean and free of grime
  22. Exterior light fixtures must be clean
  23. Doorbell and garage door opener shall be clean and free of dirt and grime.
  24. Garage floor swept and/or pressure washed
  25. Carbon monoxide detectors installed within 15 feet of each bedroom and to recommended height. ONLY wall mounted CO detectors are allowed. NO plug-in units are allowed.
  26. Smoke detectors in each bedroom and at least one on each floor
  27. All light bulbs must match and are working.
  28. Safety railings secured
  29. No personal property or items are left in the property. This includes furniture, knickknacks, toiletries, shower curtains, Kleenex boxes, kitchen or bathroom items, soap dispenser, pictures, or items stored in storage or garage, etc.
  30. No lawn equipment including mowers, tools, stored at property 
  31. Lawn cut and edges trimmed
  32. Landscaping fresh, clean and free of weeds
  33. All doors open & close smoothly and doorstops installed behind all doors
  34. Kitchen and Bathroom caulking must be fresh and free of any mildew
  35. All mechanical components should be properly working as designed, including faucets, plumbing and electrical systems, kitchen appliances, laundry appliances, HVAC, water softeners, sprinkler systems, gas fireplaces, water filtration systems, etc.
  36.  Fireplace(s), if operational, shall be clean of any debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening on the interior of the home shall be permanently sealed with an aesthetically pleasing material.
  37. Utilities Shall be turned on and ready to transfer into the new tenant’s account.
  38. Refrigerator ice maker shall be empty and turned off in case the power is turned off for an extended period of time.
