   Leasing Fee $1,500

Total charge for both Lease Listing and commission (to procuring broker)

  •    Vacancies lease listings advertised on major websites
  •    Advertise on Multiple Listing Service (MLS)
  •    Professional Property Photographs
  •    Property Showings
  •    Collect multiple Applications
  •    Comprehensive Tenant Screening including Credit/Eviction/Background checks; verification of employment and employment income and other stated sources of income; review of rental history with applicants current and previous landlord.
  •    Draft Lease and Move in Tenants
  •    Please note: NO renewal commission will be paid after the first year. The leasing commission is deducted from the first month’s lease.


  Lease Renewals

  •   Competitive market analysis of subject property for owner/client
  •   Review tenant compliance with lease terms for owner/client, including payment history, NSFs and visual inspection of property.
  •   Draft a lease renewal and/or change of terms and obtain signatures from all parties in a timely manner
  •   Property Inspection to make ensure tenant is caring for the property and that there are no issues that need to be resolved
  •   Regular communication throughout the process to ensure all parties are informed at each step


*Quality of Service Guarantee - If you are unhappy with our service, we will endeavor to correct any deficiencies. If you are still unhappy with our service, you may cancel our PM agreement at any time.
 **Eviction Assurance - HPM will pay first $1,000 of eviction legal fees if we are responsible for selecting and moving your tenant into the property
