Comprehensive tenant credit/eviction/background screening of lease applicants is a standard component of our leasing package. Frequent property inspections are standard for all of our clients including property evaluations, pre move-in, pre move out, move out inspections and annual inspections. We enjoy working closely with all of the community homeowner’s associations HOAs in the area and have relationships with many of the HOA property managers, so we understand how they think and work.

We encourage our residents to pay their rent online to ensure prompt receipt. With 99% compliance, we are able to track each property’s income and expenses so our clients can rest easy, knowing they will get paid accurately and on time. We process owner payments multiple times each month to ensure all our clients receive their rental income as soon as it has cleared our bank and all bills have been paid.
To market a home, we consider current market conditions and trends and evaluate similar homes in the neighborhood including those recently leased along with those that are currently listed for rent. We drill down to street level for an accurate rental price analysis and consider multiple pricing sources to look for consensus or discrepancies. All of our listings are posted on multiple leasing platforms including the top sites viewed by most potential applicants.
We work hard to ensure timely responses to all tenant repair requests and conduct twice weekly reviews of all repairs received. We work hard to ensure that our vendors are not only the best available, but also that their service charges are fair and reasonable because we know that these costs impact our client’s bottom line in significant way
