Our PRINCIPLES

Hermitage Property Management is a professional property management company with nearly 12 years of experience managing single-family homes in Orange County. Over the years we’ve developed a set of principles that we work hard to follow every day.

We do this every day

Answer all owner/investor questions as quickly as possible - within 24 hours, if not sooner.
Find good tenants that pay their rent on time, take care of the property and are low-cost and low-maintenance.
Avoid or surprises. To ensure that everyone involved in the property management process is not surprised by a charge, repair, work order, invoice, or lack of communication.
Communicate with all parties often and effectively - using phone calls, texts and emails. To follow up and repeat as often as the situation requires.
Process all accounting quickly, accurately and fairly.
Respond to repair requests as quickly as possible, and to ensure that they are completed in the best way possible - the first time, so we don’t have to make a return trip. All repairs should be done correctly and professionally, leaving the work space clean and neat.
Track, manage and schedule all property/tenant related issues, not just repairs and ensure that they are completed as soon as possible.
Be proactive about maintenance - to get ahead of deferred maintenance and/or to anticipate potential repairs as best as we can and bring them to the owner’s attention before a tenant files a work order.
Be loyal to our vendors and pay them in net-30 or less, or as agreed. If we do this, our vendors will do back flips for us and our clients and their tenants.
Seek good vendors on a regular basis; to ensure their prices are competitive, and that they are responsive, and provide a level of quality of service that meets our standards of excellence.
