Full-Service Residential Property Management

Hermitage Property Management provides end-to-end residential property management designed to support long-term rentals and reduce operational risk for property owners. Our services cover the full rental lifecycle, from preparing a property for lease through ongoing tenancy and eventual move-out and security deposit disposition.

Rent-Ready Preparation and Leasing

We coordinate rent-ready preparation to ensure properties are market-ready and competitively priced. This includes pricing guidance, professional marketing through the MLS and leading rental platforms, coordinated showings, application processing and screening, and lease execution.

All lease applicants are screened using consistent, objective criteria, including credit, background, eviction, and income verification, in alignment with fair housing requirements.

Tenant and Financial Management

Once a tenant is placed, we manage rent collection, lease administration, and tenant communication.

Owners receive detailed monthly financial statements through a secure online portal, including income, expenses, invoices, and supporting documentation.

Owner disbursements are delivered electronically, and year-end reporting is provided to support tax preparation and record keeping.

Maintenance Oversight and Property Inspections

We coordinate maintenance requests and repairs using licensed, insured vendors, with clear communication and documentation. Property inspections are conducted throughout the tenancy, including pre-move-in, periodic, annual evaluations, and detailed move-out inspections.

Our maintenance and inspection processes are designed to protect property condition, identify deferred maintenance issues early, and support informed owner decisions.

Transparent Management. The No Surprises Promise.

At Hermitage Property Management, Inc., our No Surprises Promise is built around clear expectations, documented decisions, and consistent communication. Owners know what is happening at their property, why decisions are made, and how costs are handled.

What Owners Can Expect

  • Fees, services, and approval thresholds are explained up front.
  • Non-urgent repairs above the owner’s approval limit are reviewed before work proceeds.
  • Maintenance activity is documented with invoices, photos, and written notes in the owner portal.
  • Financial reporting clearly separates income, expenses, and supporting documentation.
  • Tenant screening, notices, and inspections follow consistent, objective standards.
  • Management decisions are aligned with California landlord-tenant and fair housing laws.

How This Protects Owners

Our processes are designed to reduce misunderstandings, prevent reactive decision-making, and support compliance. Clear documentation and proactive communication allow owners to make informed choices while avoiding unnecessary risk and unexpected outcomes.
